Whats the best reason to have a contracted buyers agent?
This relationship works best when loyalty and trust exist as well as open and honest communication. Where do I begin?
You must first meet with a qualified lender (local preferred)- I can recommend one or more, to determine your maximum sales price. In addition, he or she will expose you to the various loan products on the market, discuss their differences and fine-tune your needs. Getting pre-approved in this swift market will send the message that you are serious and will be ready to buy.
The Process: Today in California, it is expected that a buyer will remove all of their contingencies, including their loan and appraisal contingency, within 17 days after acceptance.

Rancho Bernardo covers over 5800* acres and in the 1960s development began as the master planned community of Rancho Bernardo. This means that on a grand scale, house placement is decided and funding is built in for schools. Parks, playgrounds and community pools go up when the homes go up and one section is set aside for light industry. There are many major local technology employers, including Sony, who has recently decided to move their headquarters to Rancho Bernardo.
Rancho Bernardo is a part of the city of San Diego but it has its own town council as well as a volunteer advisory panel to the citys planning board. Rancho Bernardo has its own Chamber of Commerce.
Two of the communitys neighborhoods are age-restricted communities but Rancho Bernardo is by no means a retirement community with the average age being 44.
Each of its neighborhoods has its own recreation center, of which every neighborhood resident is a member. All of these have covenants and restrictions in homeowners rules.
Within the Poway Unified School District (PUSD) is Rancho Bernardo, the towns of Carmel Mountain Ranch (CMR) and Sabre Springs (SS), Poway, and Rancho Penasquitos. The PUSD consistently maintains its standing as one of the top districts in the county.
The towns of CMR and SS are neighborhoods of the City of SD and are incorporated in the Rancho Bernardo zip code, 92128. Rancho Bernardos other zip code is 92127, which encompasses the communities lying on the west side of I-15. To promote their mutual interests, CMR, SS, Rancho Penasquitos, Mira Mesa and Scripps Ranch have joined into one chamber of commerce called Diamond Gateway.
Each community has organized team sports in every category. San Diego has earned the title of the Golf Capital of the World: and Inland North County offers 8 challenging and beautiful golf courses within the 5 neighboring communities of RB, CMR, SS, Poway and Rancho Penasquitos. There are a large number of tennis facilities in the neighborhood community centers and parks. The area provides locations for fishing, hiking, running and boating as well as miles of horseback trails.
Westfield Shopping Town - North County is the largest regional shopping mall in inland north county.
